Proposal for the development of Leppävaara city center "RED THREAD" presents an ambitious and cohesive vision that aims to unify the area by weaving together existing buildings and creating a new, clear urban structure. The plan focuses on transforming the northern part of Leppävaara, particularly around the railway line, into a dynamic, interconnected urban space that balances diverse functions, architecture, and scales.
The concept revolves around four thematic zones: the central block, office-focused areas, residential blocks, and wooden architecture areas. These distinct areas are designed to create a unified urban experience while maintaining their unique identities. The central block, with its denser and more urban character, will act as the core of the new city center, around which other areas will develop. Nearby, the Gransimäki residential area will present a much smaller, village-like scale with a more intimate atmosphere, yet still featuring multi-story buildings. In between these zones, a commercial area will be dedicated to office buildings, emphasizing sustainable wooden architecture, providing a memorable and distinct architectural identity.
At the heart of the proposal is “Läkkitori”, which will become the area’s transportation hub and a new center of activity. Läkkitori's role as the functional and symbolic heart of the development is crucial, serving as a key node where pedestrian routes converge. These routes will lead to five different directions, ensuring seamless connectivity across the district. The surrounding urban spaces will be designed with a strong emphasis on walkability, encouraging the use of light traffic and public transport.
One of the key features of the plan is its focus on pedestrian-oriented spaces and a network of walking paths that will guide people through the area and toward major destinations, such as the Leppävaara train station. The proposal ensures that different urban spaces — from high-density zones to more tranquil residential areas — are well connected through these pedestrian routes, creating a harmonious flow and reducing dependence on cars.
In addition to these core areas, the western part of the plan includes an eco-village near the Monikonpuron stream. This green, sustainable development aligns with the broader goals of the plan to incorporate eco-friendly principles and design solutions, ensuring that the new district will be both modern and environmentally conscious.
The design also includes a new rail connection that will link Leppävaara’s expanded shopping area with the hybrid block north of the railway. This block could accommodate a variety of functions, such as a shopping center, offices, and other services, further enhancing the area's connectivity and services.
"RED THREAD" proposal offers a well-integrated vision for Leppävaara’s future. By carefully balancing different urban scales — from high-rise buildings to intimate village-like spaces — and emphasizing pedestrian accessibility, sustainable architecture, and connectivity, it lays the groundwork for a modern, vibrant, and sustainable urban district. This plan has the potential to set a new standard for urban development, where diverse needs are met within a cohesive and well-connected environment.
